Before booking: your stay policies
Confirm the accommodation, its layout and the complete quote before paying.
Arrival, departure and guests
Check-in is 1 p.m. and checkout 11 a.m., Nicaragua time. Arrival is assisted, not self-check-in. Only registered guests may enter: no day passes or unregistered visitors. Confirm early arrival or late departure in advance; neither is guaranteed.
Pets: per stay, not per night
Each approved pet costs US$40 per stay for every rental. No pets: US$0; one: US$40; two: US$80. Include every pet and confirm the charge appears only once in the quote. A resident dog lives on the property.
Shared spaces and quiet hours
Partial rentals may share the pool, kitchen and common areas. Quiet hours are 11 p.m.–9 a.m. daily, Nicaragua time, including Casitas 1 and 2 together. Only Total Property has no fixed quiet hours. Other rules still apply; parties and events are not permitted for partial rentals.
Total Property capacity
Standard capacity is 12, with eight fixed beds. Groups of 13–15 require advance approval and US$25 per guest above 12 per night. Fifteen is the absolute maximum. Additional fixed beds are not promised. The caretaker remains in separate quarters.
Payment and quote
Direct bookings require full payment and are non-cancellable and non-refundable after payment. Before paying, review dates, guests, pets, cleaning, other fees, restrictions and the final total. Rates and availability depend on dates; ask about anything unclear before confirming.
Access, safety and parking
Casitas 1 and 2 have bathroom entrances inside the Casita. Their lofts have steep fixed stairs, similar to an inclined ladder; the Main Bedroom is upstairs with an open staircase and no separating door. Step-free access has not been verified. The shoreline has rocks, waves, currents and tides; children and non-swimmers need responsible adult supervision. Three free gated parking spaces serve the whole property; confirm your vehicles.
Meals, smoking and cameras
Food and drinks are not included. Chef service requires at least one day’s notice, availability and an agreed price. Smoking is permitted outdoors only, never inside rooms, bathrooms or other indoor areas. Exterior cameras monitor outdoor common areas; there are no cameras inside bedrooms, casitas, bathrooms or other private indoor spaces.
Privacy and contact
The Beach House at Playa Pochomil handles privacy inquiries at [email protected]. Exterior-camera recordings are retained for about one week. Guest records are retained indefinitely in our channel manager and contact list. You may email to ask about your information or request a correction or deletion; each request is assessed against the relevant records and applicable obligations.
External services
Booking and WhatsApp buttons open external services. Review their privacy notices and terms before sharing information. Do not send card numbers or sensitive documents through WhatsApp.
Cookies, measurement and your choices
This website uses necessary cookies to operate and remember your choices. Optional analytics (Google Analytics) and advertising cookies (Meta Pixel) require your permission. They help us understand page visits and interactions, or measure and improve our advertising. They may use browser and session identifiers; this information is not necessarily anonymous.
Use the “Cookie preferences” button to accept, reject or change these choices. Analytics and marketing are separate categories. Rejecting optional cookies does not prevent you from browsing our accommodation options. Our current settings remember your choice for 30 days; Google Analytics cookies may last up to two years and the Meta _fbp cookie up to three months. Your browser may shorten these durations.
This control applies to this website. The Guesty booking engine, WhatsApp and other external services have their own terms and privacy notices. Our email links may include non-personal campaign codes. ActiveCampaign manages our emails and may measure opens, clicks and replies.
