Understand the property before choosing
A partial booking makes only the named accommodation private. The pool, main kitchen and refrigerator, parking, beach access and common areas may be shared with guests in other rentals. Only Total Property guarantees one vacation-rental guest group in the guest accommodations and designated common areas. Yerlin remains in separate private caretaker quarters; those quarters and private service areas are excluded.
Compare sleeping areas, bathroom locations and climbing requirements before booking. Casita 3 has an exterior-entry private bathroom. The upstairs Main Bedroom has an open staircase, no separating door and no separate entrance. The casita showers have no hot water; shared hot-water access is in the Main Beach House ground-floor bathroom.

From Managua International Airport
Allow approximately 1 hour 15 minutes by car, depending on traffic and time of day. This is an estimate, not a guaranteed journey time.
Airport transportation may be arranged in advance, subject to driver availability and a confirmed quote. Send your date, flight or pickup details, full passenger count and luggage or vehicle needs. Confirm price, pickup point and timing before accepting an arrangement. No transportation price or availability is promised here.
Parking and arrival
There are three gated parking spaces total. Partial-booking groups may share them; Total Property has exclusive guest use of the guest parking area. Free street parking is unreserved. Neither an exact street-space count nor fit for an oversized vehicle is guaranteed.
Check-in is at 1 p.m. and check-out at 11 a.m. Coordinate arrival with the property team; Yerlin assists with access. This is not self-check-in, and no lockbox or door code is offered. If your plans change, contact us through the channel connected to your reservation.
Early arrival, late departure or luggage drop-off requires advance coordination and availability. Do not assume access before the agreed time.
Getting from the gate to your accommodation
Casita loft beds require stairs or a ladder. Casita 3’s private bathroom entrance is outside its sleeping room. The Main Bedroom is upstairs, reached by an open staircase with no separating door or separate private entrance. The precise access can matter for children, luggage or mobility needs.

Beach and local services
There is direct beach access, but the shoreline has rocks, waves, currents and changing tides. Conditions and independent local services vary. Ask for current directions or service details rather than relying on old transport, activity or restaurant prices.

Ask about the rental, dates, bathrooms or access before paying. Include your full guest count and all approved pets. Include every approved pet in the reservation. The fee is $40 USD per pet per stay for all rentals, with no nightly multiplier. One pet is $40; two pets are $80; no pets means no pet fee. Check the pet count and fee in the final quote before paying.
Quiet hours are from 11:00 p.m. to 9:00 a.m. every day (local property time) and apply to Casita 1, Casita 2, Casita 3, Casitas 1 and 2, and Main Bedroom reservations because common areas may be shared. Keep noise low and respect other guests’ rest. Booking both casitas does not reserve the entire property. Total Property has no fixed quiet hours.
